Welcome to Bluff’s Landing Lodge and The Landing Event Venue. These Terms and Conditions govern your use of our property, services, and facilities. By making a reservation, checking in, or using any of our services, you agree to these terms.

1.1 Acceptance of Terms

By making a reservation, checking in, or using any services at Bluff’s Landing Lodge or The Landing Event Venue (collectively “the Property”), you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree with any part of these terms, please do not make a reservation or use our services.

1.2 Property Overview

Bluff’s Landing Lodge and The Landing Event Venue are located at 4226/4234 Laguna Shores Road, Corpus Christi, Texas. The Property includes:

  • Bluff’s Landing Lodge: 23-room waterfront hotel
  • The Landing: Event venue, restaurant, and sports bar
  • Swimming pool with waterfront views
  • Common areas and parking facilities
  • Adjacent to marina facilities (independently operated)

1.3 Age Requirements

Guests must be at least 21 years of age to make reservations and check in. A valid government-issued photo ID is required at check-in. Minors are welcome when accompanied by a parent or legal guardian who assumes full responsibility for their conduct and any damages.

1.4 Governing Law

These Terms and Conditions are governed by the laws of the State of Texas. Any disputes arising from these terms or your use of the Property shall be resolved in the courts of Nueces County, Texas.

2.1 Reservations & Confirmation

Reservations are confirmed upon receipt of payment or deposit as specified in your booking confirmation. We recommend making reservations in advance, particularly during peak seasons (March-September). Reservations are subject to room availability.

2.2 Check-In & Check-Out

  • Check-In Time: 4:00 PM
  • Check-Out Time: 11:00 AM
  • Self-Check-In Process: Confirmed guests receive check-in instructions and unique door codes on the day of arrival
  • Early Check-In/Late Check-Out: Available for additional fee when possible, subject to availability. Must be arranged in advance
  • Required at Check-In: Valid government-issued photo ID and credit card for incidentals/security deposit

2.3 Room Occupancy

Maximum occupancy limits are strictly enforced for safety, comfort, and fire code compliance. Exceeding maximum occupancy may result in additional charges, requirement to book additional rooms, or termination of reservation without refund. Occupancy limits are posted in each room.

2.4 Pet Policy

Pets are welcome with advance notice and payment of pet fee:

  • Pet Fee: $25 per pet, per night
  • Maximum: 2 pets per room
  • Requirements: Pets must be leashed in common areas; owners are responsible for any damage or excessive cleaning
  • Service Animals: Welcome at no charge with appropriate documentation

2.5 Smoking Policy

All guest rooms and indoor common areas are non-smoking. Smoking is permitted in designated outdoor areas only. Evidence of smoking in rooms will result in a $250 cleaning fee charged to the card on file.

2.6 Quiet Hours & Noise Policy

Quiet hours are 10:00 PM to 7:00 AM. Guests are expected to maintain reasonable noise levels at all times out of respect for other guests. Excessive noise complaints may result in removal from the Property without refund.

3.1 Event Contracts

All events at The Landing are governed by a separate Event Agreement that specifies venue rental terms, services included, pricing, payment schedule, and event-specific policies. Event Agreements take precedence over these general Terms and Conditions for event-related matters.

3.2 Event Deposits

A 50% non-refundable deposit is required within 14 days of booking to secure your event date. This deposit reserves the venue exclusively for your event and compensates for turning away other opportunities. The remaining balance is typically due 7-14 days before your event, as specified in your Event Agreement.

3.3 Final Guest Count

Final guest count must be provided 14 days before your event. You will be charged for either your guaranteed guest count or actual attendance, whichever is greater. Guest count increases may be accommodated up to maximum venue capacity, subject to availability and additional charges.

3.4 Alcohol Service

All alcohol must be provided through The Landing’s licensed bar service in accordance with Texas Alcoholic Beverage Commission (TABC) regulations. Outside alcohol is strictly prohibited. All bar service includes a $500 Bar Operational Fee covering TABC-certified staffing, liability insurance, equipment, and compliance oversight. The Landing reserves the right to refuse service to intoxicated guests and may terminate service if safety concerns arise.

3.5 Outside Vendors

Outside catering is permitted with a $500 Facility Use & Coordination Fee. All outside vendors must provide proof of liability insurance naming Bluff’s Landing as additional insured. Vendors must comply with all Property rules and coordination requirements. The Landing is not responsible for vendor performance, quality, or disputes.

3.6 Event Setup & Breakdown

Your contracted event time includes setup and breakdown. Events must conclude and all vendors/guests must vacate by the contracted end time. Failure to vacate on time may result in additional hourly charges. The Landing staff will coordinate vendor load-in/load-out schedules.

4.1 Accepted Payment Methods

We accept Visa, MasterCard, American Express, Discover, debit cards, and cash. A valid credit card is required at check-in regardless of pre-payment for incidentals and security deposit authorization.

4.2 Security Deposit/Hold

At check-in or event booking, we may place an authorization hold on your credit card for incidentals, damages, or outstanding charges. The hold amount varies by reservation type and length of stay. Authorization holds are released within 3-7 business days after checkout/event completion and property inspection, provided no charges are incurred.

4.3 Payment Timing

  • Lodging: Full payment is required prior to check-in, charged according to cancellation policy and booking channel terms
  • Events: 50% deposit at booking; remaining balance 7-14 days before event per Event Agreement
  • Additional Services: Due at time of service or per service agreement

4.4 Pricing & Fees

All prices are subject to applicable state and local taxes. We do not charge hidden “resort fees.” All mandatory fees are disclosed at time of booking. Prices are subject to change without notice; rates are guaranteed only once confirmed in writing via booking confirmation or signed agreement.

4.5 Chargebacks & Disputed Charges

If you dispute a valid charge, you agree to reimburse us for all costs incurred in defending the charge, including documentation fees, legal fees, and chargeback penalties. We maintain comprehensive records of all transactions, services provided, and signed agreements.

5.1 Lodging Cancellation Policy

  • 14+ days before arrival: Full refund
  • 7-14 days before arrival: No refund, but 50% credit toward future stay within 12 months
  • Within 7 days of arrival: No refund. Credit may be considered on case-by-case basis at management discretion
  • No-shows: Charged full reservation amount with no refund or credit

5.2 Event Cancellation Policy

Event cancellation terms are specified in your Event Agreement. Generally, the 50% deposit is non-refundable under all circumstances as it compensates for holding your date exclusively and turning away other opportunities. Additional cancellation penalties may apply based on timing as outlined in your Event Agreement.

5.3 Weather & Force Majeure

We are not liable for cancellations or modifications required due to weather, natural disasters, government orders, or other circumstances beyond our reasonable control. Standard cancellation policies apply unless the Property is rendered completely unusable. We will work with you to reschedule when possible, but refunds are not guaranteed for force majeure events.

5.4 Early Departure

Early departure does not entitle guests to refunds for unused nights. If you need to leave early, please notify the front desk immediately. No refunds or credits will be issued for early departures.

6.1 Guest Responsibility

Guests are responsible for their own conduct and the conduct of all persons in their party, including minors, visitors, and vendors. The registered guest accepts financial and legal responsibility for any damages, disturbances, or policy violations by anyone in their party.

6.2 Prohibited Activities

The following activities are strictly prohibited and may result in immediate eviction without refund:

  • Illegal drug use or possession
  • Firearms or weapons (except those legally carried by law enforcement)
  • Parties or large gatherings in guest rooms
  • Excessive noise or disturbances
  • Harassment, discrimination, or threatening behavior toward guests or staff
  • Damage to property or facilities
  • Violation of fire safety codes
  • Use of common areas for unauthorized commercial activities

6.3 Property Damage

Guests are responsible for any damage to rooms, furnishings, equipment, or property beyond normal wear and tear. Damage charges will be assessed based on repair or replacement costs and charged to the card on file. Property inspections are conducted after checkout or event conclusion. Missing items will be charged at replacement cost plus 50% handling fee.

6.4 Right to Evict

Management reserves the right to evict any guest or terminate any event immediately and without refund for violation of these Terms, illegal activity, behavior endangering safety or comfort of others, or at management’s reasonable discretion. Law enforcement will be contacted when appropriate.

7.1 Limitation of Liability

Bluff’s Landing Lodge and The Landing Event Venue, their owners, operators, employees, and agents (collectively “the Property”) are not liable for loss, theft, or damage to personal property, vehicles, boats, or belongings. The Property is not responsible for injuries, accidents, or incidents occurring on the premises except where caused by the Property’s proven negligence.

7.2 Guest Property Security

While we strive to provide a secure environment, guests are responsible for securing their own belongings. We recommend using in-room safes when available and keeping valuables secured. The Property is not responsible for items left in rooms, vehicles, or common areas. Report any theft or suspicious activity to management and local law enforcement immediately.

7.3 Waterfront Risks

The Property is located on waterfront property with inherent risks including but not limited to: uneven surfaces, dock hazards near the property, weather events, and marine life encounters. Parents and guardians are solely responsible for supervising minors near water at all times. The Property is not responsible for injuries or accidents occurring on or near waterfront areas.

7.4 Third-Party Services

The Property is not responsible for services provided by third-party vendors, contractors, or businesses including but not limited to: fishing guides, equipment rentals, transportation services, or outside caterers. Any disputes regarding third-party services are between the guest and that provider.

7.5 Event Liability Insurance Requirements

For events over 100 guests or events involving special circumstances (such as pyrotechnics, extreme activities, or high-risk elements), event hosts may be required to obtain special event liability insurance naming Bluff’s Landing as additional insured. Requirements will be specified in your Event Agreement.

7.6 Medical Emergencies

In case of medical emergency, dial 911 immediately and then notify Property staff. The Property is not a medical facility and cannot provide medical treatment. Guests are responsible for their own medical insurance, expenses, and healthcare decisions.

8.1 Information Collection

We collect personal information necessary to process reservations and provide services, including: name, address, phone number, email, payment information, identification details, and preferences. This information is collected during booking, check-in, and throughout your stay or event.

8.2 Information Use

Personal information is used solely for reservation management, service delivery, communication regarding your stay or event, payment processing, and legal compliance. We do not sell or share your personal information with third parties for marketing purposes.

8.3 Data Security

We implement reasonable security measures to protect your personal information. However, no electronic transmission or storage is completely secure. You acknowledge that you provide information at your own risk.

8.4 Data Retention

Personal information is retained as required by law for tax, accounting, and legal purposes. Typically, this means maintaining records for 7 years after your last interaction with the Property. Payment information is processed through secure third-party payment processors and is not stored on our servers.

8.5 Photography & Video

The Property may photograph or video record events and common areas for marketing, security, and operational purposes. By using the Property, you consent to being photographed or recorded in public areas. If you appear in marketing materials and wish to be removed, contact us and we will make reasonable efforts to accommodate your request.

9.1 Modifications to Terms

The Property reserves the right to modify these Terms and Conditions at any time. Updated terms will be posted on our website with the revision date. Continued use of the Property after modifications constitutes acceptance of updated terms. For existing reservations made prior to modifications, the terms in effect at booking time apply unless otherwise agreed in writing.

9.2 Severability

If any provision of these Terms and Conditions is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect.

9.3 Entire Agreement

These Terms and Conditions, together with your booking confirmation and any Event Agreement, constitute the entire agreement between you and the Property. Verbal promises or representations not included in these written terms are not binding.
