Why we are offering to sell Bluff’s Landing Resort and Marina.

                The project started for me when I was approached by a guy in Austin who wanted to build a Marina and after a year of talking about the development I decided to be the owner and finance the project.  He was to rent the project and was given the opportunity to buy the project back.  He was unable to fulfill his side of the agreement leaving us to finish the project.  This project started in 2003, and at last the final part of the development has been completed.  The Bay Point Pavilion as you can see from the pictures on our website is a great addition to the resort.

                It was never my intent at this stage in my life to be the operator of a growing resort project.   Being 62 years old and having had a heart attack three years ago makes me look at the time I have left; Nedra and I feel it is time to let a new group come in and build up from here.  Now that all of the work is done with permitting and working through the state agencies, city requirements, etc… the project is ready to be taken to the next level.    We have many ideas which will greatly increase the revenues. 

                Future Plans for Bluff’s Landing are:

·         VIP Programs

·         Boat Shows & Sales

·         Father/Son Annual Fishing Tournament

·         Father/Daughter Annual Fishing Tournament

·         Dry Stack boat slips

·         Destination Events:  To include BBQ Cook Off, Crawfish Boil, Fairs & Car Shows, Family Reunions, Weddings, Corporate Events, etc…

 

                The procedures for these types of events have been put together.  We are beginning to work on the above programs and will continue building revenues.  We know the upside of this project is great and as we grow our numbers, so will our sale price grow. 

                So that you can see the growth of Bluff’s Landing and the upside potential of this great Project, we will be posting our financial statements on the website from now on. 

                This is a growing business and a real estate investment.  We have been able to amass a large tract of land which includes a hotel, 98 boat slips, bait & tackle store, restaurant, event center, large parking lot, 4 executive lodges and two lots which can be developed.     The asking price is $12,000,000.00.  In addition we own a 9.232 acre tract of land of which 6.73 acres is a buildable multifamily/hotel site which could be added to the deal for $2,150,000.00.  This tract along with Bluff’s Landing is the two best tracts of land on the bayside of the Laguna Madre.  Check out the aerial photos of both sites on our website.
